Adjacent is a 10 level rotunda apartment building complimenting this striking new landmark against Canary Wharfs dazzling architecture. Each apartment has been meticulously designed to create the perfect equilibrium of luxury quality and style. Lincoln Plaza is also set to deliver a comprehensive health club complete with spa, pool and fully equipped gymnasium, opulent entrance foyer with 24-hour concierge, business lounge, private cinema and 22nd floor 4-storey winter garden sky lounge.

This is the third commission for the site. The brief was to create a truly mixed use building that was greater in size than envisioned in the master plan. To achieve this, further gains in public space had to be found, together with a typology that could accommodate all the requirements within the footprint; hotel, retail, leisure, amenity spaces, three tenures of residential and a new public piazza.
The design process involved a local townscape analysis and impact assessment and a very technical solution to sunlight and daylight penetration, wind movement and a spatial solution for all the accommodation. The S-Plan form, a favourite of the practice, was found to respond to all challenges.

The architecture was a simple, non-directional cladding system that would incorporate all the window and balcony types for all residential accommodation. The only relief from this language are the amenity spaces and winter gardens that appear throughout the massing.
